Following are the steps involved in setting up a holiday home rental business in Dubai.
- Ensure property eligibility to make sure the home is located in designated areas that permit short-term rentals.
- Gather the required documentation necessary to obtain the license.
- Select a license type; determine if you will submit an application as an individual or through a licensed property management company (holiday home operator).
- Submit your registration and set up an account on the Dubai Department of Economy and Tourism (DET).
- Fill out the application form through the DET system. Included requested documentation, such as the confirmation of property ownership and an NOC if applicable.
- You might be subject to a property check to ensure it adheres to the safety and quality standards for holiday rentals.
- Pay the relevant fees, which may vary depending on whether you are applying as an individual or a company.
- Once your license is obtained, you can employ short-term platforms such as Airbnb and Booking.com to lawfully rent out your property.
Following are the essential requirements for setting up a holiday rental home.
- The owner must ensure basic amenities are provided, such as water and electricity, without charge.
- Ensure that the property meets safety, cleanliness, and quality standards set by the DET.
- The home must comply with the DTCM guidelines.
- Renters or tourists must contribute 10% to the municipality tax.
- There may be additional charges for standard and deluxe accommodations, approximately AED 10 to AED 15.
- Property owners must ensure proper insurance coverage for their homes.
- Holiday home operations must obtain prior approval from the DTCM before ceasing their activities during the term of the lease.
- Holiday home to be equipped with a fire extinguisher, first aid kit, prayer mat, fire escape plan, telephone, clean beds, bedding, and linen.
The following documents are required in getting a holiday home rental license.
- Application forms as issued by the DTCM and DET
- Passport copies of the property owner
- The colored passport-size photos of the owner
- Details of the property
- Obtain approvals from the DTCM and DET, respectively.
- Acquire NOC (if applicable).
